DescriptionThe City of Forney is seeking a detail-oriented and dependable
Rental Property Inspector to help ensure rental properties meet established safety, health, and housing standards. This role performs a variety of routine and complex administrative and technical work in the enforcement of codes and regulations relating to building construction and remodeling, housing and property maintenance, rental housing inspection, registration, and zoning.

- Inspect all rental dwellings in the City of Forney and determine whether they comply with the rental code ordinance and other related Code of Ordinance regulations.
- Schedule inspections with the appropriate owners or operators in a reasonable and timely manner.
- Research property records to find properties that need to complete registration as a rental property.
- Works with Police Department personnel to investigate and resolve rental property maintenance.
- Maintains records of building and inspection activity and completes related reports. Presents housing inspection reports to the City Boards and Commissions.
- Assists in researching problems and complaints regarding residential buildings, building construction, and code compliance. Responds to complex and sensitive building issues as assigned.
- Assists in resolving complex and sensitive customer service issues, either in person, by telephone, or in writing. Maintains records and documents of customer service issues and resolutions.
- Communicates official programs, policies, and procedures to construction and housing officials, as well as the public.
- Provide training and give presentations to groups including management companies, local realtors, housing officials, and property owners.
- Performs building construction and rental housing permit functions, including review of applications, fee assessment and collection, permit issuance, and occupancy inspection.
- Assists in the review of residential and commercial plans for code compliance.
- Verifies contractor licensing and compliance with contractor licensing laws.
- Perform rental housing permit functions, including review of applications, fee assessment and collection, permit issuance, and occupancy inspection.
- Perform follow-up inspections as needed to correct fire, safety, or maintenance problems.
- Performs commercial and residential safety and building inspections; examines properties and building sites to determine compliance with codes and regulations.
- Inspect new and existing building installations of any size or height, such as office buildings, manufacturing plants, health care facilities, and retail stores, to determine that installations conform with approved plans and/or applicable codes and ordinances.
- Contacts contractors and citizens regarding violations and establishes terms of compliance; determines appropriate means of code enforcement, including the issuance of citations; completes inspection reports and inputs them into the department database.
- Maintains inspection and enforcement records; researches permit records, building codes, and ordinances; contacts customers to respond to complaints, enforce codes, and investigate compliance.
- Performs administrative tasks and trains new employees.
- Performs other duties as assigned.
SUPERVISION EXERCISED: No direct supervision exercised; may exercise occasional administrative and functional supervision for specified activities.
Minimum Qualifications- Possess a valid driver's license.
- High school diploma or GED equivalent
- One (1) year of experience in residential/commercial or general construction inspection, building inspection, code enforcement, or equivalent.
SPECIAL REQUIREMENTS: TDLR Registered Code Enforcement Officer certification is required to be obtained within one year of hire.

Basic group life insurance protection is provided to eligible full-time employees in the amount of two times the annual salary as recorded at the beginning of each year.

Texas Municipal Retirement System (TMRS)
All employees appointed to positions designated to work 1,000 hours or more per year must participate in the Texas Municipal Retirement System. TMRS is a qualified tax deferred retirement plan under Section 401 of the IRS. Seven percent of gross earnings are deducted each payroll as a pre-tax deduction and deposited into the member account. When an employee becomes vested and retires, the city provides 2-to-1 matching contributions.

Salary:
$59,256.82 - $71,826.44 Annually
